Commonhold module

Commonhold in one file.

Defective resolutions, refurbishment duties and the manager's conduct run as one case file: documents held as evidence, deadlines in view, the risk position in flags. Every figure with its provenance — an assumption where no case law supports it.

Request accessAccess is granted personally; there is no open registration.

Challenges to owners' resolutions

Notice of meeting, agenda, wording of the resolution and minutes sit with the matter. Formal defects and defective notice appear as points of their own in the file, not as a marginal note.

Refurbishment duties and the GEG

Measure, resolutions, cost allocation and deadlines in one place — linked to the case law that supports or limits the duty.

The manager's conduct and the WEMoG

Representation, authority and competence to resolve are documented in the matter, so that in a dispute it remains clear what was acted upon.

How proceedings move through the file

01

Open the matter

Record the property, the parties and the subject of the dispute; file the documents as evidence.

02

See the risk position

Each point under review is marked green, amber or red with reasons — deadlines and formal defects first.

03

Place the figures

The assessment carries its source reference, the number of cases behind it and its provenance. Where no case law supports it, it is marked as an assumption — not as a percentage.

04

Decide and document

Outcome, approval and next steps remain recorded against the matter.

Who this module is for

For lawyers in commonhold and construction law who run recurring resolution and refurbishment proceedings systematically. Property managers can prepare the same matter. The case file stays the same as in the other areas.

Halyard-Lex provides a traceable basis for work and for decisions. Legal assessment and approval remain with the instructed lawyer. Results are not an assurance of how proceedings will end.

Access to the commonhold module

Halyard-Lex is not yet open to the public. Access is granted after personal approval — first to firms that run recurring proceedings.
